  • Rental fees are flat/daily rates based on the number of crew/cast, type of production, and length of the workday. Damage Deposit: 1/2 of the total rate is held and received before/upon your first shoot date. We do not cash checks or hold them in escrow. We support the neighborhood LLFMPA and their rules. A contribution is made after every shoot.

  • Our site rep documents the property’s condition before and after each film shoot or event by way of photo and video. The house will be professionally cleaned before and between each booking, however, it is your responsibility to clean and organize any of our personal possessions, toilets, floors, grounds, or any misc. clutter before, during, and after your shoot upon exiting, always respecting the property within our residence. At the end of each shoot, we conduct a walkthrough with our site rep to make sure the property has been restored to our expectations. If there is notable damage that requires repair, we work together to resolve the issue before resorting to production insurance or cashing the damage deposit. We typically hold your damage deposit for up to 48 hours until the property has been inspected during the daytime. No pets are allowed without prior written permission in the contract. Failure to comply results in a $1,000 deduction from the damage deposit.

  • Las Flores Mesa Drive is a private road maintained and operated by the LLFMPA (Lower Las Flores Mesa Property Association). Street parking in front of the house and empty lot is allowed. Clogged roads become a fire hazard and neighbors cannot freely access their homes.

  • The LA Film Office is responsible for issuing film notices at least 24 hours in advance of a film shoot. To our neighbors and community, it is their responsibility to issue these notices through way of e-mail, and/or postcard/mailbox, or door slip. Please contact the LA Film Office if you are not receiving a notice so that they may update your address. https://filmla.com/communities/

  • We have parking parallel to our concrete wall. Temporary loading /unloading may never block traffic. Please park respectfully close to the wall so as not to impede street traffic. Drive slowly as our neighbors walk their pets along our street.

  • Street parking allows for an estimated 6-8 cars. Our front door is ADA accessible but you will need to supply a 3-step ramp.

  • The following map shows the location of a county park at the bottom of the street that can park an estimated 15 cars.
